This is the contract model that most clearly separates Ultrafire from a fire protection company that turns up once a year and leaves an invoice.

Under a full building contract, Ultrafire takes responsibility for all of a building’s assets, not only the fire systems. Where another trade is required — air conditioning, lifts, automatic doors, backflow prevention — we engage and coordinate that subcontractor ourselves, carry them on our own invoice, and hold the schedule. For the client that means one invoice instead of six, one account manager instead of a contact list, and one organisation accountable when a date is approaching.

Bay of Plenty Regional Council runs offices in Rotorua, Tauranga and Whakatāne — three buildings, in three different districts, each with its own compliance schedule and its own anniversary date. That is precisely the situation where the model earns its keep. Compliance across the central North Island is not one relationship; it is a different territorial authority per building, and somebody has to hold all of them at once.

It is also the point at which most warrants actually go wrong. A Building Warrant of Fitness is assembled from every trade’s certificate, and the trade least likely to have chased the others is the one that only ever looks at the alarms.
